Ok so this guy want out of his house

He pay $2650 an month on an 5 x 3.5 on the loan of 366900,

He owes $335000 left with an interest rate of 3.8 for 30 years, I'm thinking its 15 years he's not sure. 

Comps say the house can sell for  $340K

tax records fair market value is  $421,000 with no repair cost known

Should I do an subject to where I will have to find an buyer willing to put 10% down with an option to buy in 2 years

Should I try to find an buyer for $345K, or is this an deal
