Comps

Hello everyone I hope everyone is having a wonderful Sunday. I'm still learning how to do things right. Lets say you're looking for comps for your deal and you can't find anything close enough with roughly around the same square footage to complete a justifiable conclusion.

I try to match eveything thing up the same if possible, but if I'm unable to find matches, could I possibly pick the closest properties that have been sold in the last six months closest to my deal; furthermore, figure out how much the properties are per squarefoot and then utilize it to put a price on my deal. In this case, it is only land (not house) that I need to know how much I can sell.  Tell me is this a good tactic or is it still lacking something? Thanks!
