2/1 SFR rental in Memphis TN. Does this make sense for a buy and Hold?

Not promoting this house. I have not analyzed many buy and hold houses because mainly do high end flips.  So..does this make sense for a buy and hold house?  or make a lowball offer and wholesale it?
