Good Evening All!
So I was farming my area in Sandy Springs, and the house is worth 284, but comps put it at 329 full equity. The only problem is that the house needs to be replaced. Yes, replaced! I read the guide to estimating repair costs, the wholesaling bible, the ultimate guide to real estate...but what do you do if you have to replace the house?
Let me know what you think, because I am lost! I offered 200K btw, but his motivation doesn't match. Anyone have experience in this situation?
