deal or no deal in pinole california

Hello everyone,i received a seller lead from Pinole California, where the seller is asking for $480,000. while the zillow estimate for the house is $564,000. Is this a good deal for me to even pursue? i do not have any relationship yet with a realtor who can pull comps for me in the MLS. the seller is really motivated ...he want to sell it in couples of days! any help, any suggestion will be appreciate
