first mobile home deal almost complete!

A couple weeks ago while driving I happened upon the 75th episode of the bigger pockets podcast. I had heard this podcast before but as with many of the podcasts they all seem like such great ideas you don't know which strategy to approach! I decided I was going to buy a mobile home rehab it and sell it rent to own. I found a few on Craigslist that were in my area, bought one in very rough shape for 500 and got my crew to work the next day! Fast forward a couple weeks the trailer is now complete I put an ad up on craigslist and had a letter of intent from buyers who were ecstatic to be able to buy instead of renting. They will be moving in May 1st now I just have to figure out what forms I need to use and what language in the contract, if anyone has links to forms I would appreciate it!

Oh and one of best friends from my youth who is just getting into real estate partnered with me on this deal. I know the stats say a lot of real estate investors take quite a while and some never get started so if there are any newbies out there just starting out keep your head up keep looking for deals and you will find them!

@Philip Williams way to jump in with both feet. Can you share the numbers? Purchase, rehab, sales, holding, note terms on the owner financing, etc?  Did you buy it in a park? On land? Did you move it? Will the buyers have to move it, etc?  Thanks for sharing.
