Hey guys,

I don't know if I'm posting this in the correct forum, but here it goes.

So I finally decided to sign up for Pro membership in the hopes that the rental and flip calculators provided a better analysis of the deals that I enter into it. Unfortunately, if falls short. Specifically with these points.

  • It doesn't print a breakdown of the estimated repair costs
  • It cuts off the property description. Make it a limited character input if you are going to do this.
  • Assumes the reader understands the x50% expense calculation
  • It doesn't allow you to edit the footer, which I would want to do to protect myself and my company, I'm sure others would agree.
  • It should state the maximum file size for images loaded. I was having a hell of a time just trying to print a pdf, then figured I'd try different, smaller images and it worked. Still, kind of annoying that it's not idiot proof.

This is all that I found after using it just this morning. I'm sure there are other things that I've missed. It's a good tool, but not great and overhyped IMO, unless some of these things were addressed.
