Wholesale deal Question

Hey BP,

I have a potential wholesale deal in an area where most of the surrounding properties were built in the early 1950's. The property that i am currently looking at is a duplex that was built in the 1990's. Should the fact that this property was recently built and there are no close Comps impact the after repair value and subsequently the offer i present to the seller?

Your help is appreciated, and all opinions are welcome.
