Fully Gutted Condo

Working on my first wholesale deal.  Found a condo today on the Homepath website for $10K.  Called realtor and asked some questions..  Going to see it tomorrow afternoon.  Condo has been gutted down to the studs (pictures) on website.  Realtor said price is negotiable.  Comps in the complex are in the $70K range.  This is a 3bd/2ba 1291 st ft unit.  Rents are $850 for this size unit.  Other than the standard due diligence, what are some gotcha to look for?
