how to structure a deal

I want to ask about how to structure this deal for all of those who have experience.

I know someone who owns a house that should be very good for a rental property. This person wants to move and needs to sell the house in order to make the down payment on the new house. I am trying to get another rental property, but I don't have enough money to buy right now. Can I find someone else to bring money to the table so the first person can put a down payment on the other house then we all three keep ownership of the old house and use it as a rental? Any advice would be appreciated.
