Deal?

So one of my leads in facing foreclosure and wants out.  Here are the facts; he owes $10K past due and mortgage pay off is $140K. Comps in area are running at $189K.

He will walk away for $12K, meaning he will have only $2k in his pocket.

Other than doing doing an owner finance, what are my other options? I'd love to wholesale the deal if I could find the right rehabber.
