Fannie Mae Couting Help - Individually Deeded 5 Unit

I have an individually deed 5 unit property. As this is a 5 unit, I intend to get a commercial real estate loan.

Would these individually deed properties each could against Fannie Mae guidelines as well? Would they count as 5 out of the 10 allowable mortgages under Fannie Mae or will it count as 0 (since it's 5+ unit).

The regulation doesn't speak to the number of properties financed ... only the number of loans.  If FM backs this as a single loan, it will count as one.  If it is issued as five loans, it will count as five of the 10.  I can't think any any scenario where it would count as zero.
