My first duplex?!?!
I'm new to BiggerPockets and enjoy reading all the discussions about what people have to say about there experiences. I currently have 4 rental properties and they are doing really well. I'm very close to purchasing my first duplex. All the numbers look great, but there are 2 concerns. First is that it's not in my ideal location I would prefer to have it in. Second is I don't expect to see much appreciation on this property over the long haul.
It's a duplex 3 bed - 1 bath on each side. Purchase price is $59,900. Taxes are $1350 year. The duplex right next door is the exact same house and sold for $90,000 five months ago. The property needs about $5000 in upgrades and cosmetic repairs. For the area we believe we can get $550-$650 for rent each side. Is there any advice you guys can give me that I might be over looking?
I guess my biggest pull back is the area.
I'm in NC by the way.
