Multifamily unit for sale around Temple University. 5 units 23 students. $1,250,000.  $12,650 monthly rent.  $3,000 Insurance, $15,000 Property management.  Tax abatement in effect for next 9 years.  Current taxes $500.  Fully rented for the next year.  10% cap rate.  There has been a significant increase in off-campus housing over the last 10 years.  Please let me know your thoughts.
