Looking for advice about additional lot

I have a potential seller that owns a house on about 1/4 acre and an additional 1/4 acre lot right next to it. The after repair value for the house is $259K, but I'm not sure how to calculate in the additional lot. The seller says it's a package deal. Any advice on how to adjust the ARV?
