Long distance college rental

My son is going to be headed to college in Longview WA , we are from Hawaii, I was thinking of taking a look at rentals in the area for him to stay . I found a few duplexes online and saw how cheap it was compared to here!! Maybe I could purchase a bldg and have my son stay in one and rent the other or other rooms . Is ther a strategy or a technical real estate term for this type of investment, anyone have any experience with this ?? @ Brandon Turner is Longview near you ??
