$43,000 House Makes 16.5% Cap No Repairs

We bought this property in July 2014 for $43,000 in Von Ormy TX, about 30 min. south of San Antonio. Oil worker country :) It did not require any repairs by the investor. 

After 30 days, we found a high quality, owner finance buyer with a good job and $5000 down. The cap rate after taxes and insurance paid is 16.5%. There are no other expenses for the investor on the house. The end buyer maintains the property. 30 year term, fully compliant with Dodd Frank, 10% int., no prepayment penalty.
