first rental property advice needed

breakdown:

College town, premier complex 

Cost 99k

3 bed /3bath

Hoa $160

Could easily get 1200 a month in rent and property is turn key.

my biggest concern is financing, I really only want to put 10% down, what are my options.

I make about 125k 

Expenses are 498 for 5 year car loan, paying off student loans in 5 years at 1233 a month. Mortgage/interest/taxes/insurance 971
