Contracted w/ Seller & Buyer...1 problem left..Any help/advice?
Hey Bigger Pockets,
Thanks everyone on here, you guys have been huge help the past 10 months.
And finally I have a property under contract with the seller and the assignment signed with the buyer, which will profit me 6k!!!
The buyer wanted me to find out if their were any open permits or violations on the property from the town and I did just that. Their was a open permit on the roof because back in "01 it was re-done but never re-inspected afterwards.
The town also said I need a CO(Certification of Occupancy) before closing.
So my questions are:
1.) If the inspection of the roof fails can we still close?
2.) If the CO doesn't pass because the house NEEDS A TON of repairs can we still close on the property?
(The sellers are currently living in the property but will be out before closing, if that makes a difference)
