Need help analyzing a deal

I originally posted this in the forums section.  I'm reposting here after stumbling upon this forum.  It's better suited for this section. 

My up front expense is $45,000

The rental income, expense, cash flow is in the chart below.  

I have not used the 50% rule. I believe it is very aggressive.  The deal seems to make sense even if I use a $625/month ($7,500/year) maintenance expense. 

Would you make this deal?
