Cheap Triplex: What am I missing about this deal?

Hey all,

Here is the property in question:

I'm operating on the assumption that the property is currently occupied and therefore cashflows.

According to the 50% rule, this property would seem to clear $100 per unit.

It's worth noting that Bessmer is not the greatest area to reside.

I'm always very cautious of "inheriting" bad tenants..    a lot of times a landlord will get overwhelmed and just want to dump assets off for cheap.    The numbers sound great but I would hope for the best and plan for the worst.  If the tenants vacate (or you have to evict) and you have to fix the units back up will it still be a good deal..?   I think that is what you have to look at.
