Strategy Using RE Agents as birddogs - Double Commission on both sides of the deal

This probably is not a new idea but it is working wonders for me in our market. 

1. Let Realtors know that you are an investor looking to buy cash and close quick.

2. Offer that if they bring you a property that meets your parameters (70% rule or whatever are your specific constrains), You will let them have both sides of the initial deal (buyer and seller) = 6%

3. Further, promise them the listing on the back side when it's time to sell the rehab/flip.  (seller and potentially buyer) = 6%

4. The Realtor will get a nice chunk, upwards of 9-12% of the net deal.  Plus they make their commissions FAST and close more transactions.

Please note that even though I have my own Realtor's license, this strategy keeps the pipeline full of deals.  Just take the time to educate your professional birddogs what constitutes a good deal so neither of your time is wasted. Realtors are used to getting paid on commission, so let them have it to keep their eyes and ears open on your behalf.  Trust me that you will make more money as an Investor than as a Realtor once you develop that reputation as the Fast Buyer that is a "sure thing".  

STICK TO YOUR PARAMETERS since you are giving up a good chunk of the deals by the end of the flip.   Sure, you could pay them a little bird dog fee, but remember that motivated sellers seek these folks out everyday and they will remember your sweetheart commissions.

Spread the wealth and more deals will find you.
