Lease Option Assistance

Hi, been a member for a bit, first post (edit: ok, first post seeking advice). I have two deals in the works and need some quick guidance. Thanks in advance for everyone taking their time to read and assist.

Here is the situation:
I have an acquaintance who has asked for my assistance in arranging a lease option between him and a tenant/buyer. What I would like to do in this situation is to have a non-exclusive contract that allows me to market the house to find a tenant/buyer while he continues to try and sell it conventionally. I will set the deal up so that he will maintain control of the property and I will walk away with a small fee. I need advice on contracts between the seller and I as well as how I should set up the contract between with the tenant/buyer. What contract is appropriate to ensure I make the fee that we agree upon?

Also, if anyone has an ad that would work for this situation to post for tenant/buyer I would appreciate that as well.
