Short Sale w/ squatter

Hi, 

My wife and I came across a duplex in Vancouver WA selling for $130K. The property could use some renovation and is in a blue collar part of town. We were excited to find this property and so we contacted our agent to get the ball rolling. We discovered that the property is housing a squatter. 

This would be our first home purchase. 

In your experience is this a deal?
