Check My Numbers Please
Looking at a potential flip and would appreciate an extra pair of eyes on my numbers.
Purchase: 161K
Rehab: 35K
ARV: 245K
Taxes: $2,500
Loan: 9.99% w/ 4 points
Estimate 90 day hold
Realtor fees: 6% - hopefully just 3% but planning on 6%
Paying buyer and seller closing costs for purchase.
I put the numbers in the BP flip calculator and came up with a profit of $22,000. Does that look about right?
Am I missing anything?
