Buying in Boston

Hi Guys,

I'm working with my dad on our first purchase. He wants a piece of property that diversifies his risk from the stock market, and I'd like a place I can move into. He's wary about investing outside of the Boston area, so that is off the table (for now). We have found a place we both like and it meets some criteria (but not many) that most investors use on these forums. Boston is a tough market for cash flow, but there is an appreciation play there. Anyway, I was hoping you guys could give me some feedback, keeping in mind we're currently looking in the Boston area only.

The property is in a great neighborhood with very low vacancy rates. I left the 8% there to be conservative. It does need a new roof and some other work (including deleading) which is the $20,000 of improvements in the screenshot. See: http://imgur.com/Q092S3k
