How Do I Acquire This House? Need a strategy...help!

I recently experienced the death of my grandmother. My grandfather is now selling their Lake House which he purchased for $235,000 in 2005. As of today, the same property is worth roughly $150,000.

He is very sad about the loss of my grandmother and is only focused on parting ways with the lake house they shared together. I know he would much rather sell it to a family member, he just doesn't want the headache or the mortgage payments any longer.

I wanted to reach out to the BP community and especially creative acquisitions guys like @Brian Gibbons and friends to give me a few ideas and strategies to buy this home. I want to keep it in the family and know there are several ways that exist to make it happen. Please help!
