Deal analysis tools - what would you like to see?

Hi all. I work with software as part of my day job and built out a custom web app to help me analyze real estate deals as a side project. It's just a prototype right now but I'd be interested in taking it further. It already has a couple of features I find useful that I didn't feel like existed in the Bigger Pockets calculator, such as the ability to automatically import listing data or model multiple scenarios for a single property. 

My question is, what would make your real estate property analysis easier? Some features I've considered: 

- Zillow-esq property search, but with the addition of key investor metrics such as cash on cash, IRR, etc. User can define input variables such as interest rate, percent down, etc. if they don't want to use the defaults.

- Uploading custom models into the tool (user can upload an Excel with their own custom model and use it for property search and evaluation rather than relying on the default model in the tool)

- Visualizing Zillow datasets within the tool, i.e. the user can quickly pull up and chart rent growth, property prices, etc at a city, state, and national level 

- An AI agent that pulls it all together, i.e. being able to write "find me cash flowing properties in Las Vegas" or "model three different scenarios for this property"
