1st JV Wholesale Deal

Investment Info:

Single-family residence wholesale investment.

Purchase price: $5,000
Cash invested: $5,000
Sale price: $12,000

Distressed SFR. Had an ARV of $56K, negotiated a $5K purchase price and sold it to an end-buyer for $12K.

What made you interested in investing in this type of deal?

Member of my FB group brought it to me.

How did you find this deal and how did you negotiate it?

I member of my FB group brought it to me.

How did you finance this deal?

End-Buyer paid everything.

How did you add value to the deal?

I didn't other than getting it dirt cheap and assigning it a good price for a fast wholesale deal.

What was the outcome?

A $7000 assignment split between me and the person who brought me the deal.
