First deal possible and a Little overwhelmed.... Help

Hi, I just got this deal in and under contract already and would like to make this my first deal by getting $575,000 for the package (entire block) I need help. 

I am in Parkersburg Wv, and as far as i can tell not one single meet up/group is remotely around or within decent driving distance. I

have sent messages to 3 different people whom buy here and got 0 response so far from them... 

Im thinking there is at least 1 "We buy houses" sign up around the corner from my house...Anyone here local in West Virginia that buys? 

Id love to unload them to make me some money???
This would be a wholesale/Contract flip or unless someone can partner with the $$$ might be a hold and cash flow (don't have the cash laying around to buy it myself)

Proof of Funds letter needs to be drafted up within a week from now, Not sure if one off the interwebs would work or would i need something from an actual bank or what???

**All tenants pay their own garbage, water, and electric**

3304: 2 Bed. 1 bath up, 1/2 bath down. Block Foundation. Baseboard Heat. No Air. Stove and Fridge included. Laundry Hookups in kitchen. $650 per month rent, same tenant for 5 years. Month to month on expired lease.

701: 4 Bed. 1 bath up, one bath down. Block Foundation. Baseboard Heat. No Air. Stove and Fridge included. Laundry Hookups in kitchen. $625 per month, same tenant for 6 years. Month to month on expired lease.
