Single-family residence wholesale investment.
Purchase price: $50,000
Sale price: $185,000
Single family residence we got from a distressed seller. He owned it free and clear and we contracted it for 50k and sold it to one of our buyers for 185k. It needed a good cleanup and cosmetic work. No more than 15k was put into the deal to get it market ready from our buyer. The buyer flipped that deal and made another 240k in profit. So it was a great deal for everyone.
What made you interested in investing in this type of deal?
I am the Managing Director for a Company that sells discounted properties from various sources. So its kind of in our wheelhouse
How did you find this deal and how did you negotiate it?
Typically we get the deals for cheap from motivated seller, bank liquidations, or through our network. All off market.
my background is in sales and I have a process that I teach our team which is focused on making win/win/win opportunities.
