SFH Deal or no deal

Need help making a decision on an offer. I m looking at a 1250Sqft house 3bed/1.75 bath in the oklahoma city south side area. House would rent for $850-$875 when rehabbed. House needs 15K in repairs (Paint, flooring, roof, bath remodel and light pluming). Insurance and Taxes are $2400/year. Thinking 50K cash offer. Please let me know what you think about my numbers. Thank you BP community
