Investment Info:

Single-family residence fix & flip investment.

Purchase price: $402,500
Cash invested: $165,000
Sale price: $725,000

What made you interested in investing in this type of deal?

Capital--earning with flips to reinvest in our portfolio

How did you find this deal and how did you negotiate it?

MLS--pretty much always where we find deals. We move fast and look at a LOT of properties when we are actively buying.

How did you finance this deal?

Personal funds and a loan with GreenState Credit Union which is based off our holdings portfolio.

How did you add value to the deal?

We strategically provide a modernized floor plan--not for the faint of heart. We don't just rehab, we renovate and design.
Walls come down, kitchens come out, and bathrooms get a major facelift. New flooring, new appliance package, paint everything, new tile...in this property, we added a mudroom and a butler's panty with a sink by just redesigning what was there.

What was the outcome?

A successful project to add to our portfolio with a 61% ROI out of pocket.

Lessons learned? Challenges?

We learned to be patient and work though buyer jitters.
