How to not wholesale tenants along with a house

Looking at a house. I want to wholesale it to a rehabber. There are tenants. How do I ensure they are gone before the deal closes? Can my sales contract state that the premises need to be unoccupied at the time of closing, so that my end buyer will not have to deal with tenants?
