House Hack turned Investment Property

Single-family residence buy & hold investment.
Purchase price: $248,000
Cash invested: $12,800
House hack I was able to make around $100 a month while living there. I thought about selling the property for around $295,000–$2750,000 only 1 year after I bought it. I decided to keep it as a rental the last second and is currently rented for $2,250. The area is a college town that is exploding, so I will most likely be able to raise rents to $2,500 next year very easily. It is currently slightly under market rent at $2,250.
