Investment Info:

Small multi-family (2-4 units) fix & flip investment in Wheat Ridge.

Purchase price: $632,000
Cash invested: $33,000
Sale price: $825,000

Duplex purchased to split and resale

What made you interested in investing in this type of deal?

Im Denver metro top duplex buyer.

How did you find this deal and how did you negotiate it?

MLS found and negotiated by myself as licensed RE Broker

How did you finance this deal?

Hard money financing 10% down

How did you add value to the deal?

Rehab bathrooms, floor, paint, kitchen, new appliances, split the property.

What was the outcome?

Both properties sold once split on back to back showings. Closed around 30 days later.
