Potential first deal in Tennessee

Was considering offering on a SFH within 20 minutes of downtown Tennessee city. Have a few question. What price should I offer initially. Is it a good deal at asking price? Should I look for a better deal? Would love any other feed back, especially anyone around TN. THANKS!

Asking price $50,000

listed as a 3 BD 2 Bath, It has an office that could be considered a 4th bedroom. good size home

Expected rent around $800

Working class neighborhood, Built in early 60's, new roof, hardwood through-out

good condition- one bathroom needs some work. I'm estimating 2K. Currently rented- not sure how much (is there a good way to find the homes current rental rate?)
