My second investment property (and first short to mid term rental)

Investment Info:

Townhouse buy & hold investment.

Purchase price: $212,000
Cash invested: $25,000

3 bed 2.5 bath townhouse 1 mile from Augusta National (Masters Golf Tournament).

What made you interested in investing in this type of deal?

Great location in central Augusta close to great shopping, entertainment, and the most famous golf course in the world.

How did you find this deal and how did you negotiate it?

I found the deal on Zillow and used an agent to negotiate.

How did you finance this deal?

VA Loan

How did you add value to the deal?

New roof, solar, paint, lvp in the living room, granite countertops, cabinet handles, fixtures, carpet on stairs and upstairs, refurnished entire house.

What was the outcome?

I lived in this property while in the Navy. I moved home to California and turned it into a short to mid term rental. Tough sledding at first, until I took a leap of faith and invested $25,000 into the property to make it more appealing to guests on air bnb and vrbo.
