Investment Info:

Single-family residence buy & hold investment.

Purchase price: $240,000
Cash invested: $30,000

I purchased this house to renovate and add value to! Today it is a cash flowing short and medium term rental!

What made you interested in investing in this type of deal?

I wanted to get my hands dirty and renovate!

How did you find this deal and how did you negotiate it?

I found it on the MLS, my realtor submitted my offer.

How did you finance this deal?

VA loan, second half since I still had entitlement.

How did you add value to the deal?

I renovated the whole house!

What was the outcome?

It's still cash flowing to this day!

Lessons learned? Challenges?

Probably don't renovate a house by yourself...

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I wouldn't recommend any professionals I used, except my HVAC guy, he is great!
