First and best to date investment property!

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $245,000
Cash invested: $15,000

This property is a main house, and an apartment above the detached garage in back. Basically 2 homes on 1 lot! I moved in the main house, prepared for Airbnb, then moved into the back apartment once the main house was ready to rent. At that point, it was a "live for free" investment. Today it's a cash flowing rental property both short and medium term!

What made you interested in investing in this type of deal?

Financial Freedom!

How did you find this deal and how did you negotiate it?

I found this on the MLS! My realtor submitted the offer and we closed!

How did you finance this deal?

I used a VA loan to fund this deal.

How did you add value to the deal?

I put my own sweat and blood into making the interior and exterior beautiful!

What was the outcome?

This is a major cash flowing rental to this day!

Should have done more like this!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I would not recommend any professionals I used on this deal. I basically found it and did everything on my own!
