4-plex analysis

I have a short sale 4-plex in CA for 130k (plus 7k to pay of the second loan). It rents for $2600 in total. I would love to see this deal put through the BP ringer and get some feed back on it. ?Thank you

Some numbers on the property

Rent total +$2600

Monthly expenses

Principal & interest -$694

Water -$350

Trash -$250

Vacancy %10 = -$260

Repairs % 5 = -$130

Property management = %8 = -$208

Insurance = -$140

Yard work = -$50

-- $350 for Water/Sewer! Looks like you added the Trash of $250! to get $600!

I'd be more concerned about the $130 Repairs. Seems low at 5% and if that's pro-forma is more of a red-flag.

@J. Martin might have some insight on the costs of a 4plex in California! But looks like a steal. $650/mo rent seems low for most places in Cali. If you find more of these let me know!
