Still trying to land my first deal!

Okay so the deal I’m looking at is tricky. It will exceed the 1% rule but not mean the 70% rule. It looks like I will be leaving cash in the deal but it will cash flow pretty well. Can you please share your experience buying or passing in a situation like this?

Rough numbers

PP 175,000

Rent 1,800

ARV 240,000

Rehab ~25,000

There is another offer in the table so I’m thinking I’ll pay Closing costs.

Looking to BRRRR this property it looks like I may leave 20k in the deal.
