Great midtown location in Tucson, Arizona; we acquired at a great discount, 94 units, 17 of which are 4-2, and will be converting to 2-1 and gain an additional 17 units totaling 111 units after reno, adding 1.4MM valuation. Built 1972, very conservative underwriting, 70% LTV, 506B.

Estimated closing on last week of March.
