Cute single family ready to go in Schnitzelburg!

Investment Info:

Single-family residence buy & hold investment in Louisville.

Purchase price: $198,000
Cash invested: $59,000

Such a cute single family house in another up and coming neighborhood. It's been a great property!

What made you interested in investing in this type of deal?

I loved this house so much. It's the only property we've purchased that I tried to talk my husband into moving into ha! It is on a great street and I knew it would be easy to rent.

How did you find this deal and how did you negotiate it?

Zillow. They had it listed for $215K but I checked and nothing on the street had been sold for over $200K so we offered less. They were a small family and thought we, as a family, were moving into it. So they accepted our offer.

How did you finance this deal?

Conf 30 year fixed at 3.25%

How did you add value to the deal?

We added granite countertops (because that was my day job then), painted the kitchen cabinets and that was about it. It was good to go. So, so cute.

What was the outcome?

Besides one couple, it's had the same tenants in it since we bought it. And they're lease is through 2026. They love it.
