Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $350,000
Cash invested: $100,000

Bought this property with 2 sfh on one lot. Rehabbed both homes and rented them out for a combined cash flow of $6,000!

What made you interested in investing in this type of deal?

I love the buy and hold model. This is the first purchase of many to work my way towards being a full time investor.

How did you find this deal and how did you negotiate it?

It was listed on the mls, made an offer and started negotiating.

How did you finance this deal?

Purchased with cash/ 1031

How did you add value to the deal?

This property got new floors, windows, paint, bathrooms, kitchen, and a finished basement.

What was the outcome?

$6,000 a month in cash flow.

I was my own agent on this deal. I used contractors that I found searching the area. received 2-3 estimates for every job that was done.
