Office building with three units

Investment Info:

Office Space buy & hold investment.

Purchase price: $178,000
Cash invested: $178,000
Sale price: $380,000

Three rental units in this building between 800 sq ft and 1200 dq ft.

What made you interested in investing in this type of deal?

I was doing a 1031 and the income was good for the investment.

How did you find this deal and how did you negotiate it?

I found it through the MLS and I negotiated the deal myself with the listing agent. Not needing financing helped get a lower purchase price.

How did you finance this deal?

Through a 1031 exchange.

How did you add value to the deal?

I rented out the vacant unit and added property improvements like rain gutters and a sign by the street with each business listed.

What was the outcome?

I sold the building to one of the tenants.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I represented myself as I am a licensed agent/broker in Idaho, so I would work with myself again.
