Small multi-family (2-4 units) buy & hold investment.

Purchase price: $257,000

Welcome to 367 Crosby Ave! A classic Village of Kenmore double with 2 bedrooms and 1 full bath in each unit. Fantastic location! New roof with 30-year architectural shingles put on in 2016, full tear off. Maintenance free vinyl siding. Beautiful woodwork and hardwood floors throughout. Formal dining rooms in each unit. Lower full bath was renovated in 2016. Large 2 car garage. Forced air in the lower unit and radiant heat in the upper unit. Full basement and attic provide tons of storage.

What made you interested in investing in this type of deal?

This is my first investment property and, after searching for two years in this crazy market, I landed on this property. I am excited to move in and owner-occupy my first investment!

How did you find this deal and how did you negotiate it?

I found this deal using my real estate agent's MLS and offered $257,000 with the property being listed at $244,999. It was not only my first accepted offer, but also my first ever offer on a property!

How did you finance this deal?

I financed through a mortgage company with a conventional loan, with a co-signor on the mortgage. I was unable to take out a loan myself as I just moved careers in December of 2022 and my income is considered variable. I would have needed two years of verifiable income history.
