Buy and Hold Investment
Need a second opinion on a deal. Model assumes 2% increase annually in rent and operating costs. 8% for property manager.
50% cash/50% loan at 7% over 30 years.
For that assumption it is a $170k investment. ~$9k in year 1 cash flow. Year 1 return = 6.5% (with appreciation / rental growth it will increase from there).

Class C 3 unit multifamily in Pennsylvania. Thoughts?
