Private REIT investments

Investment Info:

Single-family residence other investment.

Cash invested: $90,000

Over the past 3 years, I've slowly invested in several non-public REIT's, including:
- Fundrise
- Realty Mogul
- Cardone Capital
These funds combined are valued at roughly $90,000 and generate either a monthly or quarterly cash flow of ~4% per year.

What made you interested in investing in this type of deal?

I liked the passiveness of investing in a REIT that fully operates or manages everything for me. I also like that these REITS are non-publicly traded meaning that the share price of the REIT stock isn't susceptible to the general trading market.

How did you find this deal and how did you negotiate it?

I did not find the deal - I am a limited partner in each of these.

How did you finance this deal?

I did not finance the deals - just invest in the shares.

Lessons learned? Challenges?

My main lesson has been understanding how real estate investing works. Mainly, the fact that real estate is an illiquid, long term investment. My challenge is next to figure out how to get more involved in the real estate community and directly invest in the real estate, versus in shares of a fund.
