First RTR property… help!

I have an opportunity to rent out the property next to mine.   It’s 2BR, 1 BA.   The owner wants $1700 per month.   The address is 534 Cherry Street, West Reading, PA 19611.   He put in new flooring and updated the bathroom and kitchen (not my taste but at least it is new).   Please someone help me with the strategy.   Should i do long term or short term or medium term?   I want to furnish it myself.   Good idea or no?   We are in a nicer area about a mile from the city of Reading and over the bridge where rent is double, so some comps may be skewed.   Any help or advice in figuring out the occupancy rate and revenue cash flow would be greatly appreciated.    Thanks!!!!
